We are pleased to bring to market this immaculately presented three-bedroom semi-detached home. The property forms part of a small development built by Bewley Homes in 2010. Situated within the heart of this particularly sought-after village, lying close to the Surrey/Sussex border with shops including a local butcher, delicatessen, hairdresser, village store, Post Office, fantastic pub, parish church plus a highly sought after and well respected primary school.
This property has a well thought out blend of both living and bedroom space arranged over two floors, which totals approximately 1,054 ft.² The house is approached by a bright entrance hall from where the generous homely accommodation is evident the moment one steps through the front door. On the ground floor the property comprises, entrance hall with cloakroom and under-stairs storage cupboard and to the front is a fabulous, fitted kitchen/diner with window enjoying a pleasant aspect. To the rear there is a spacious sitting room with French doors and windows that enjoy a great view and access to the rear garden. On the first floor there are three generous bedrooms with the two main bedrooms providing built in wardrobes. A well-presented family bathroom completes the accommodation. Worthy of a mention is the eco-friendly/energy efficient air source heat pump that provides central heating/hot water to the property. This was replaced by the owner in 2018 and provides a cleaner, cheaper way to heat the property as there is no mains gas in the village.
Outside to the front of the property is small area of garden and private driveway located in front of the attached garage which provides power, light and a pedestrian door to the rear. The rear garden is enclosed by 6ft fencing and provides a generous lawn and extensive patio, perfect for alfresco dining/entertaining.
Please note, there is an annual estate charge payable by all residents of approximately £330 per year.

There is also a primary school, doctor's surgery, church and the Onslow Arms P.H. bordering the picturesque Wey and Arun Canal. There are schools for all age groups within the locality, both state and independent. Loxwood has its own primary school along with another in the nearby village of Plaistow, both of which include an infant department. The Weald Comprehensive School and Sixth Form Centre is located in Billingshurst along with Billingshurst Primary School, which again, includes infants. There are excellent road links via the A264, A272, A29 and A24 linking with the main motorway network and the major towns of Guildford, Horsham and Chichester are all within easy reach. For the walking and riding enthusiast, Loxwood is surrounded by miles of open countryside and some 10 miles to the south is the recently-formed South Downs National Park.
